Three things every buyer should check before paying any deposit.

Is The Area Strong?
Every area is scored on three things: how settled the community is, how good the public transport is, and whether new people are still moving in. When all three are strong, the area has long-term staying power.
Example: Bukit Jalil scores 4 / 5 / 5 — community, transport, and people moving in are all strong.

Is The Timing Right?
Even a good area can be the wrong time to buy. Too early means the upside is not yet visible. Just right means the area is starting to grow but prices have not jumped. Too late means most of the price growth has already happened.
Example: Damansara Perdana is in the "just right" window now.

Does The Project Match The Area?
Each project is checked on five things — location within the area, developer reputation, building density, freehold or leasehold, and price. Then I compare those to the area itself, so you know if you are paying for what the area actually offers.
Example: Queenswoodz lines up well with Bukit Jalil — the price is fair for the area.

It depends on your goal. For own stay, prioritise layout, location convenience, daily amenities and how the space fits your family. For investment, focus on rental demand, tenant profile, density and pricing versus the area. The same project can suit one purpose better than the other, so define your priority first.

Which areas in Klang Valley are better for rental demand?

Rental demand is generally stronger near MRT or LRT stations, universities, hospitals and major employment hubs. Areas such as Bukit Jalil, Petaling Jaya, Mont Kiara, the KLCC fringe and Sungai Buloh tend to see steady tenant interest. Demand still varies by unit size and pricing, so check actual rental listings in the specific area before buying.

How do I compare two projects in the same area?

Compare them on location within the area, developer track record, density (units per acre), tenure (freehold or leasehold), layout efficiency and price per square foot. Then weigh maintenance fees and expected rental against your budget. Two projects in one area can differ a lot, so a side-by-side view makes the trade-offs clearer.

What is the difference between SPA price and net price after rebate?

The SPA price is the official price stated in the Sale and Purchase Agreement, which banks use to assess your loan. The net price is what you effectively pay after developer rebates or discounts. Rebates can change your real entry cost and loan margin, so always ask for both figures before booking.
